Notes 5/7/13

Carpentry
Finishing up first phase of the fence as per agreement. Starting on clapboard repair for painters and pergola repair. These will be addressed on a time and materials basis.

Plumbing
Discussed gate valve and draw off replacement with GL. They are all old brass and in order to keep them they would need robe rebuilt. We have decided to replace them with new fixtures. We propose that all be replaced as we get to them. The plumbers will put together a price for this work

We have also repaired all but one or two of the sill cocks on the house. The last ones to be repaired will be addressed when the house is drained down for other work.

Masonry
Sill working on estimates for the repairs to patio, steps and chimneys.  Should have numbers early next week.

Gutters and Downspouts
Still working on estimates for all gutter repair and downspout repair and replacement.

Meeting Notes - 4/22/13

Kitchen Flooring - Georgia asked if we could paint the kitchen floor which is linoleum until they are ready to do the kitchen renovation.  We will ask the painters what they think and for an estimate.
We went to the cape today 4/22 to look at salvaged wood for the kitchen.  There was quite a bit in storage and it looked in reasonably good condition.  It is all stained dark brown and we didn't see any pieces of the nicer quarter-sawn pieces that are common in the Milton house.  It may be there but all of the wood was bundled up.

My thoughts:

• The flooring has lots of life left in it.  
• There wasn't a lot of opportunity to see a wide cross section of the flooring but what I saw looked good.
• I didn't see any signs of quarter-sawn pieces that is what makes you floor so special.
• At 1.50 sf yo are at less than half of what new flooring wold cost.
• Can't say that it would be any nicer than a standard oak floor when refinished.
• At first glance it is not special except possibly as nostalgia.  
• Would need to see a lot more of it laid out to know if it would be something worth having.  
• Seems like it is priced accordingly...cheap.
• Some of the flooring is up to an inch thick or more.  Need to make sure we only get the 3/4" stuff.

Arbor - Georgia will talk to Walpole woodworkers to replace rotted arbor at driveway fence.

Carpentry

• Fence - We will put a carpenter on the fence to fix some of the detail that has been lost, filled with paint over the years or replaced by other carpenters in the past.  After 2 sections are completed we will meet with the client to go over the results and make a decision on where to go from there.
• Cabana -  Will have a carpenter for a day to do repars to work that is visible from the exterior.  We feel that this will be enough for the short future.  Unforseens will be brought to the clients attention for discussion.

Masonry 

• We will put together a budget for the repair of the patio.  This will include taking up the exiisting patio blue stone, repairing or replacing the rubber beneath, install copper flashing, replacing the stone and railing.
• We will price out the repair/rebuild of the arched landing portion of the stairs to the patio.
• We will do some detective work to determine the source of leaking water in chimneys.  
• We will price opening the 2 end walls of the garden room for the installation of 2 new windows to match the other windows in the same area.
• The sills on the outside of the arched windows to the garden room do not pitch enough to shed water efficiently.  These will need to be removed and replaced.

HVAC

• We will look at installing radiatirs in the garden room.

Roofing - We will price out a tar and gravel scenario for all flat roofs in order to keep raccoons out and patch existing holes.

Doors and Windows 

• The exterior door to the garden room will be replaced.  We will try to find an appropriate salvaged door.

Kitchen Design - We will start work on a kitchen design.  

• Discussed keeping exiting range hood.
• Refrigerator location to be determined.
• Large salvaged door to exterior patio/kitchen
• New 8 burner range.
• Sink in same location
• Single dishwasher.
• Possible double sided cabinet to adjacent kitchen.
• Possible prep room on other side of stairs

Exterior - We will snake the walls to see if we can make drainage work.

Notes 4/16/13

On Site: Peter Stames (PS), Mike Norton (MN), Georgia Lee (GL)

Painting, Fence: We looked at the fence at the driveway with GL and determined that we need to spend some time bringing back the detail in the fence.  Now that a good deal of the scraping has been done it is apparent that there are some repairs and detail replacement needed.  We will put a  carpenter on it by the end of the week.

Cabana repair: We looked at the cabana and feel like it would take one man one day to do some minor repairs on the thought that it will be sufficient for up to five more years.

Arched Arbor at Fence:  The arched top has significant rot.  We need to talk about rebuild vs, replace.

TO DO:

1. We will supply design options for basement garden room.  To include possible opening of stone walls for larger windows.
   
2. We will put together estimate for repair of door surround from the garden room to exterior.  To match door surround on opposite side.  Should include new door to exterior.
   
3. We will provide masonry estimates for all areas around house. Including patio above garden room where leaking, all pointing in all areas, water issue around windows to garden room.
   
4. We will provide a firm estimate for the garden room windows.  We will supply samples of insulated glass windows as a potential upgrade to single-paned glazing in this area.
   
5. We are providing a proposal for the replacement of the entire roof.  Due this week.
   
6. We are investigating wooden storm systems that are appropriately historic.
