Masonry Proposal

PATIO REPOINT 
Grind out all mortar joints, install polymeric sand, seal entire surface.  APPROVED
TWO SET OF STEPS 

Right set of steps and landing to be repointed where needed and upper tread restore grind a right angle clean groove and regrout with a pigmented mortar.  Left set will need to reset return top tread and adjust end brick work,same repair on lower tread reset and conceal with pigmented grout as well as regrout where needed.  NOT APPROVED. Reworking estimate.  Would like to discuss on site with mason.

CEILING STUCCO AND REPAIR CRACKS IN STONE STRUCTURE SUPPORTING

MODIFICATION OF TWO STONE OPENINGS
Stone lintels are iron will be removed. Form set for the construction of matching arches built with matching stone. Rebuilt stone ledge wall and set a matching to front sill. Modification will mirror front opening yet 5" wider. NOT APPROVED. Reworking estimate.  We will price as opening up original opening.  We will use existing steel lintel and add in a stone sill.  No arch as previously discussed.

Project Notes - 4/2/13

Painting proposal was delivered 4/1/13.  Georgia requested that we add in the work for the interior of the windows.  This work is to include:
  • Protection for lead and painting.
  • Making all windows work mechanically.
    Note: The upper sashes on the majority of the window are screwed shut with blocks. We propose to leave these this way.
  • Install new sash cords or chain.
    Note: for the sake of this estimate we will be replacing all sash cords with chain. Solid brass chain is approximately $3.35  lf.  Brass coated steel is approximately $1.10 lf.  Sash cord is approximately $.21 lf.
  • Restore attic oval window.
    Note: This window will be taken off site and restored and then replaced.
  • Prep and paint interior sash, sill and trim.
    Note: Owner to specify trim color before any work commences.
Storm Windows - Georgia requested that we get estimates for storm window replacement of a high quality.

Roof - We are putting together a price for a full roof job.

Chimney - We will investigate the north chimney for issues including flashing, draw, repointing etc.

Bath Renovation - We will meeting with Laura Lee and Georgia to go over bath design and finishes for a number of baths in the house.
