Painting and scheduling clarifications

To catch up.
As of the end of April we have let our initial painter Keiran Lynch go due to his inability to meet the rigors of our project.  At that point I proposed that we put off the starting date for the project until later in the summer since we were now not able to meet an already tight deadline of having the back of the house finished by the end of May.  This would give us enough time to interview and select a painting company that could handle the project.  Georgia was on board with this.  Shortly after we got back in touch with one of the companies that originally bid on the project. Mauro's Painting.  Georgia and I and Mauro proposed that we should do a section of the house to confirm that the work would meet the clients and contractors standards.  Mauro agreed and set up to do a section.  This has been taken on in between commitments that he already has.  While on this It was requested that we do some repairs on the cabana and get it painted so that the wisteria could be re-installed over the pergola. These repairs were finished yesterday 5/13/13.  

Painting Schedule
Mauro will be on site Monday morning with guys to continue working on the section of the of the house, paint cabana and paint new wood panels and any bare wood on the fence.  I don't believe there will be enough time at this point to paint the entire fence.  We will put off the entire fence painting until the fall when plantings are less of an issue.

If we like the work that Mauro has completed in this test stage and his price fits our budget we will shoot for starting the project in July.  I believe we can still have the entire house completed by the beginning of October.

Other
Currently we have walked through with downspout and gutter people, two different window companies, two roofing companies, mason and carpenters.  We ate expecting estimates for all of these shortly.

We have been granted the design contract for the kitchen, the guest bath and the "Diet Kitchen" bath and are starting on these right away.

The fence has been repaired, the cabana has been repaired, 90% of sill cocks have been made to work, the rubber roof has been dried out and patched.

Notes 5/1/13

Flooring - Total needed for existing kitchen, pantry, butlers pantry, and ice room is 1,300 sf.  I suggest getting 1500 sf just in case.

Plumbing - We went through all hose bibs and made them in working order.  The one near the driveway fence that we are working on has been relocated while repairs are going on.  The cabana plumbing has been repaired and is up and working.
We will work on interior toilets after locating the appropriate parts.

Painting - Mauro's Painting will do a section of the house next week for approval.  We have determined that the exterior Butler's Pantry wall would be a good candidate for this.  We will repair he windows at the same time to confirm the time impact for the rest of the project.

Roofing - We are patching the rubber roof today.

Masonry - Still waiting on estimates for masonry work.

Copper - Still waiting on estimates for masonry work.

Project Notes - 4/2/13

Painting proposal was delivered 4/1/13.  Georgia requested that we add in the work for the interior of the windows.  This work is to include:

• Protection for lead and painting.
• Making all windows work mechanically.
  Note: The upper sashes on the majority of the window are screwed shut with blocks. We propose to leave these this way.
• Install new sash cords or chain.
  Note: for the sake of this estimate we will be replacing all sash cords with chain. Solid brass chain is approximately $3.35  lf.  Brass coated steel is approximately $1.10 lf.  Sash cord is approximately $.21 lf.
• Restore attic oval window.
  Note: This window will be taken off site and restored and then replaced.
• Prep and paint interior sash, sill and trim.
  Note: Owner to specify trim color before any work commences.

Storm Windows - Georgia requested that we get estimates for storm window replacement of a high quality.

Roof - We are putting together a price for a full roof job.

Chimney - We will investigate the north chimney for issues including flashing, draw, repointing etc.

Bath Renovation - We will meeting with Laura Lee and Georgia to go over bath design and finishes for a number of baths in the house.
